View Full Version : 9 Bdrm house in N.H. for around $250,000 - Operation Live Free or Die'

I've been helping research houses for rent up here in New Hampshire for 'Operation Live Free or Die' and I'm curious what everyone thinks about the idea of possibly purchasing an 8 or 9 bedroom house.

It wouldn't take much to make it a worthwhile investment for the grassroots movement and the rooms could also be filled with new movers for the FreeStateProject as well.

Renting may be a possibility too but purchasing would be ideal.

What do you think?

Sounds like a decent price - I've seen the prices in NH, real estate is expensive..

Also check and make sure there is not a limit on number of non-married people living in a house hold.

you cant get a house for this unless its northern NH and old.

Southern, NH you won't get this for under $1m (more?).

that is extremely unlikeley 9 bedrooms for 250k? must be somthing wrong... But If it seems right do it, this is the best time to buy.

~$250,000 was the cheapest 9 bedroom. They range from 250 to 1 mill+... There are several in the high 200s and low-mid 300s.

...Not all of them are old but a 100 year old house is very common in New England. Being from the midwest myself, the older houses seem odd to me but after a while, you get used to them. Some are even 200+ years old.

Location, location, location. Southern, NH is more desirable because it's not far from Boston so you'll see way higher prices there. If you are just aiming for anything in NH you can get 6bedrom plus in the price range your looking in the Northern parts of the state.

Also, check prperty taxes, NH has highish property taxes compared to other states, but we make up for it other places (no sales tax etc.).

Uhhh, lets see some pictures/URLs , I'm sure they are very old or there's some other catch, certainly not prime real estate. Unless the market has gotten THAT bad.

Rent! Just the brokerage fees alone are more than the $1000-2000 per month rental fee. But we need volunteers to go there, and people to stay there and campaign!

Don't listen to realtors when buying a house. They get paid off commission which conflict with your best interest of buying the best house at the lowest price.

A quick and simplified way to value a house is to just look at what you can get for it by renting it out. If the income you can get for it can cover your interest portion of your 30 year fixed mortgage then you have a decent price.

In most of the country right now houses are ridiculously overpriced. That is all going to change in the next few years because too many people have defaulted and so now banks have tightened up their lending practices. Few people can get a loan at these inflated prices. In Los Angeles, my estimate is that homes are overpriced by 40%. In the last 3 months I've seen real prices fall by about 10%.

The only reason why anyone would want to pay more monthly for a house then they can rent is if they suspect that house will go up in value in the near term. That's not going to happen these days.

Beware of the realtors common argument, "Renting is just throwing money away." That's a fallacy because remember when you buy a house, you take out a mortgage and pay interest which is equivalent to renting the money. Also, you pay property tax which is another sort of rent.

I find those hard to believe.
I could put 10-15K down, then 'rent-to-own' the rest of my share.
I've been wanting to move to NH so I could deer hunt with an M-50 and land a hoof a mile away.

Less Hassle? Depends how you look at it... Do we need to look for a new 3bdr every time a new group of people come up here? Renting the entire 9 bedrooms would be easier but it would cost a lot more per month.

Hey now, I take offense to that as an agent. I make my money off happy clients, not one time smash and grabs.

The middle two paragraphs are spot on. Rent Vs. Own is a mathematical and emotional problem which varies person to person. THe key here is whether it is legal to operate that 9 bedroom house as a rooming house. You don't want to commit to renting or buying and then find out your intended use is not legal. A check of the property card (assuming they have them in NH) should indicate whether the property is a single or multifamily and how many units or whether it is a legal rooming house.

If the property is legal then it's a no brainer. Just renting bedrooms you should be able to pull 4-8K a month not accounting for vacancy after this is all over.

Operation Live Free or Die's goal is to put 1000 volunteers in New Hampshire. That's about 111 people per bedroom.

This would be awesome for Operation Live Free or Die, which is starting right NOW. Also, I love the idea of keeping it as a half-way house for Free State Project arrivals. :) So cool!

This won't happen unless someone steps up and spearheads/takes responsibility. This is too big to happen "by committee".

The most expensive ones are listed first; so if you don't set a price range, the first ones are in the $900k range.

If you do set it to 7+ bedrooms and up to $400k, what you get are multi-family units that have 2-4 units. That may be what you are looking for, but it's not exactly the same as a 9 bedroom house.

I apologize for over generalizing. You may very well be a great agent and look out for the best interest of your client, however, the real estate compensation system is set up to invite just the opposite behavior and in recent times there has been an influx of new get-rich-quick agents. Worst of all the National Association of Realtors gets a lot of press time and they are worse than Fox News.

It's just like in the world of politics or in the world of the financial markets, everyone needs to get educated and not depend solely on a professional's advice.

I would think that a house would be a decent ongoing investment anyways as the Free State Project grows. More people would likely come if they knew they had a few questions asked short term rental to stay in while they got a place of their own.

You guys should consider renting a house. New Hampshire is full of vacation rentals, and in Durham (where UNH is) and Hanover (where Dartmouth is) there are a lot of options for cheaper house rentals. Well, more in Durham than in Hanover.

Short term lease + 10 people staying there every weekend means you save money, buying a house could be a money-losing investment.

Buying a house seems to run contrary to RP's frugalism. A lease is definitely much more responsible. With the same amount of money, we could put up 100 volunteers.
