seem to hit a low around August?

Its a trend I have been observing for a few years now.

Back to school? If you have kids, you need an established residency for a regional school.

And now in August 2010, the housing market has again hit a low.

Why does the inventory seem to max out locally around August?

Is that such a big factor? I am not really convinced that it can cause such a big change in the market.

Weather. The chart posted shows more decline beginning around September. People don't like to be out looking for houses in winter time. They may think about it in the winter and do more serious looking in Spring and Summer. It is more fun to be driving arround to look at homes when it is nice than when it is cold and snowing.
